To view the farm, start from the intersection of County Roads B40 & M27 west of Royal and go north on County Road M27 2 miles to graveled road 380th then 2 miles west to the farm.
Method of Sale: The farm will be offered as 2 parcels. High bid the first time around can take Parcel 1 or Parcel 2 or both. If the high bid the first round of bidding takes them both then the auction will be over. If the high bid takes only one parcel then that parcel will be marked and we will take the open bidding on the remaining parcel. The two parcels will NOT be re-offered as one if this occurs.

Parcel E - Legal Description: The West Half of the Southwest Quarter (W1/2SW1/4) of Section Five (29), Township Ninety-six North (T96N), Range Thirty-Eight (R38) West of the 5th P.M., (Lone Tree), Clay County IA containing 69.51 acres according to the survey. Please note - a survey has been done on the property and is available by going to our website or calling the auctioneers. Flags do mark the line between east and west but we ask that you be respectful of the tenant and his growing crops. A member of the extended family has purchased the 6.37 acre building site, so it will NOT be offered as part of the sale.
General Description: These two outstanding parcels feature long clean lines for farming with very little waste as the building site on this unit has been surveyed out and purchased by a member of the family. Excellent soil ratings make either parcel 1 or parcel 2 a solid addition to any farming operation. Terms: Buyer(s) will be expected to pay 10% of the purchase price on date of sale and sign a real estate contract agreeing to pay the balance on or before August 15, 2024 when clear and merchantable title subject to the current cash rent will be given. Buyer will receive an assignment of the second half of the cash rent at closing in the amount of $22,500 and due Oct. 1, 2024.
