Terms: A 10% non-refundable is due from the winning bidder no later than 48-hours prior to the auction ending with balance and possession due upon closing. Closing of this transaction shall be within 35-days and the closing fee charged by the title company will be split 50/50 between both buyer and seller. The buyer is responsible for the taxes due and payable for the Spring of 2023 and thereafter. Seller agree's to furnish good and merhantable title to said real estate or an owners policy of title insurance for the sale price of the real estate and agree's to deliver a good Warranty Deed. Any costs associated with the provision of title insurance and title search will be at the expense of the seller. The buyer will be responsible for any costs associated with obtaining funds to close the transaction. The seller has the right to accept or reject any and all bids. The sale ends at 7pm on 8/18/2022.
