Location: Tract 1: From Granville, IA go 3 miles west on Hwy 10 then 3/4 mile south on Larch Ave. OR from the east side of Alton, IA go 3 miles east on Hwy 10 and 3/4 mile south on Larch Ave. Auction signs will be posted.
Tract 1 General Description: Selling will be 80.29 surveyed acres of East Orange Twp, Sioux Co farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Primghar, Sac, Marcus and Terril series. The farm has an estimated average CSR 1 of 66.1 and a CSR 2 of 91.3. According to the FSA office the farm has approx. 78.22 cropland/ tillable acres with the remainder as road and ditch.

Tract 2 General Description: Selling will be 151.59 surveyed acres of East Orange Twp, Sioux Co farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Calco, Primghar, Colo, Ely, Afton, and Marcus series. The farm has an estimated average CSR 1 of 68.9 and a CSR 2 of 90.5. According to the FSA office the farm has approx. 145.64 cropland/ tillable acres with the remainder as narrow creek / waterway, road and ditch.
Brief Legal Description: The SW 1/4 of Section 9-94-43 excluding the acreage, referred to as Parcel A, East Orange Twp, Sioux Co, IA. Property contains 151.59 surveyed acres.
Corn Base/Corn Yield On Both Tracts: The corn PLC yield on both tracts is 168 bushels and the soybean PLC yield is 56 bushels. On both tracts the combined estimated corn base is 167.10 acres and soybean base is 52.40 acres. ***These numbers may change slightly as some tillable acres will remain with the acreage.
Farm Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2023, as well as all prior taxes. The estimated net annual real estate taxes on tracts 1 are $2,358 and tract 2 are $4,400.
Method of Sale: Tract 1 will be offered first bid price per acre times 80.29 acres. Then tract 2 will be sold bid price per acre times 151.29 acres. These tracts will not be combined.
Terms: 10% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve the right to reject any and all bids. Online bidders must agree to these terms and conditions as well as online conditions prior to registering and must be verified 24 hours prior to start of auction.
